Welcome to IOP! Our family has been visiting Isle of Palms for 13 years and love the Charleston area. We hope you enjoy your stay and all this home has to offer. This house was put together with what we thought would be great amenities to have on vacation. It is a renovated 5100 square foot, 7 BR, 5 BA home 1 block to restaurant/bars and 1 block to beach access. It was furnished by an Interior Designer and professionally landscaped. Our home has an inverted floor plan with an open kitchen/dining room/family room, wrap around porches on the 2nd and 3rd level, ocean views, inground gated pool, level and spacious back yard, elevator and WI-FI. In addition, one of the rooms with attached bath is wheelchair accessible with 36 inch wide doors and barrier free shower entry for anyone in your group who may need it. It's 1 block to the town, restaurants, shops and beach access. All bedrooms have a 32in TV, all LED. In addition, you will have access to over 300 movies via apple TV on 2 of the TVs. Ground floor: This living area has 1 BR (2 queens), 1 BA, and secondary family room/game room. It includes a kitchenette with full refrigerator (including icemaker), pool table, shuffleboard table, 2 TVs, one (3D 55in) in front of the couch for xbox and movies only, the other (42in) near the pool table has regular cable channels perfect for watching sports or your favorite show.

2nd floor: The second level has 4 BRs and a laundry room. The first bedroom is a large master suite (K) with en suite bathroom and access to the wrap around porch across the back. Another bedroom (K) also has an en suite bathroom and is handicap accessible. The 2 other bedrooms share a jack-n-jill bath, one has a king and the other a queen.

3rd floor: The top floor includes the main living area with 3 sides of windows and is bathed in sunlight. The living area has great flow and is ideal for family gatherings. The kitchen is spacious and open with new stainless appliances, which includes a double oven and 42in Subzero refrigerator. A separate wine refrigerator and small beverage refrigerator are also available for overflow. There is plenty of table space for everyone to eat, a 55in TV for viewing your favorite show or watching movies. There are also 2 bedrooms on this level. One has 2 twin beds and the other bedroom has a queen and is attached to a full bath (shower only). This bath is also accessible from the hall. Both bedrooms have access to the 3rd level front porch.

Isle of Palms is a beautiful barrier island near Charleston that has the relaxing air of a beach town but only 20 mins. from all downtown Charleston has to offer. Besides the gorgeous, wide beaches, IOP has a marina for renting kayaks, jet skis or boats, has an amazing rec center that includes a playground, tennis courts, sport fields and basketball courts.

Must be 30 years of age or older to rent this house. No smoking or pets. The maximum number of overnight guests (over the age of 2 ) is 12. Please note, IOP is sensitive to inappropriate noise levels so no parties and large gatherings after 10 PM. The noise ordinance is strictly enforced by the Isle of Palms Police. Violations of the noise ordinance could result in fines and/or eviction.

Beach Gear - Guest reservations of 3 to 21 nights receive a valuable credit to use towards beach gear rentals during your stay! You may use your credit for bicycles, beach chairs, umbrellas, beach carts, kayaks, stand-up paddle-boards, and more – the choice is yours! Bonus for booking your vacation with IOP Escapes!

Linens / Toiletries - All bed linens, kitchen towels and bath towels are provided for your convenience. Also included is a "starter set" of toiletries such as toilet paper, bath & dish soaps, shampoo & conditioner, paper towels, etc. but please keep in mind you will most likely need to purchase these items after your initial arrival.

Parking - A maximum of 4 vehicles can be parked at this property.

Elevator: Instructions for elevator use will be included in your electronic Guest Guide which will be texted to you 14 days prior to arrival.

✧ Any guest who confirms a reservation will be responsible for damages in an amount outlined in the rental agreement. An authorization hold will be placed on your credit card. It will be removed once you check-out and if nothing is damaged.

We are happy to host you for your stay with us! Please keep the following rules in mind during your stay:
1) Local guest reservation requests are subject to further review and questions. Please provide full name, # of guests, and reason for booking.
2) Reservations should include the correct number of guests staying. Please ask the host for permission to bring visitors over to the property.
3) Isle of Palms Noise Ordinance must be followed. Any violations of the noise ordinance are cause for immediate removal.
4) Please be courteous and respectful of the other neighboring residents and guests. Any behavior that results in a complaint by a neighbor, building resident, or HOA is considered violation of this rule.
5) If you have any issues during your stay, please notify us immediately. At check-out please leave the place as you found it upon your arrival. Any costs to repair or replace an item, fixture, or furnishing found damaged after your stay must be compensated by you. All damage and replacement costs include a labor charge.
6) Smoking, Vaping, and Parties of any kind are strictly forbidden.
7) Guests agree to follow the cancellation policy at the time of booking, and agree to any cancellation fee that may apply in the event of a cancellation. Guests agree there are no exceptions to the policy including illness, travel restrictions due to weather, and reasons related to Covid-19. Travel Insurance is offered to cover losses for cancellations during full penalty cancellation period.
10) Guests should inspect the property upon checking-in and notify Management of any issues, damage, missing amenities, or unsatisfactory conditions. Should there be an issue, guests will allow a reasonable amount of time during business hours for Management to address or provide a solution for any reported issues, or unsatisfactory conditions.

* It is the guests' responsibility to ensure they have all their belongings before checking out. If guests would like an item shipped to them, there is a minimum of $25 shipping and handling fee plus the cost of shipping. We will hold items for 1 week if guests would like to coordinate a pickup of an item.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.

Rates: Spring: $2400 for 3 nights (plus taxes/fees) Fall $2,400 for 3 nights (plus taxes/fees) Winter $2,100 for 3 nights (plus taxes/fees) Rates are subject to change.
